Selling a 30-Year Family Home Without Moving Out First
The sellers had lived in their Waverly Park home in Mountain View for more than 30 years and were ready to downsize.
Because they needed to remain in the property throughout the sale, preparation, staging, and showings had to work around their daily lives. The home had not been updated in roughly 20 years, so the goal was to improve presentation without creating an overly disruptive renovation.

Our designer and stager first identified what should stay, what could be packed away, and where staging would make the biggest difference.
Movers loaded a storage pod on-site, allowing the sellers to remain in the home without living around boxes. We then coordinated staging, landscaping, and touch-up paint to make the property feel brighter, more open, and ready for market.
Pricing the Home to Drive Competition
We analyzed five years of neighborhood sales, nearby comparable properties, and current buyer activity in the Mountain View real estate market.
The home was listed at $3,898,000 to attract buyers searching around the $4M price point and create room for competition.
The pricing strategy was designed to generate buyer activity and leverage rather than simply predict the final sale price.
Maximizing Exposure Before Offer Day
Once the home was ready, we launched a multi-channel campaign to reach buyers before and during the MLS launch.
The campaign included:

Six days after launch, the sellers received 14 offers.
We ran multiple rounds of negotiation, giving serious buyers the opportunity to improve their price and terms before the sellers made a final decision.
The home sold for $4,730,000, or $832,000 over asking. We also negotiated a 21-day close plus 21 days of free rent back, giving the sellers additional time to pack and transition without rushing out of the home.
