Selling a 30-Year Family Home Without Moving Out First

The sellers had lived in their Waverly Park home in Mountain View for more than 30 years and were ready to downsize.

Because they needed to remain in the property throughout the sale, preparation, staging, and showings had to work around their daily lives. The home had not been updated in roughly 20 years, so the goal was to improve presentation without creating an overly disruptive renovation.

From staging through negotiation, our Mountain View home selling strategy handled the preparation and sale while the sellers continued living in the home.

Waverly Park home in Mountain View prepared for sale while the sellers continued living there.

The Strategy Behind the Sale

Preparing the Home While the Sellers Still Lived There

+

Our designer and stager first identified what should stay, what could be packed away, and where staging would make the biggest difference.

Movers loaded a storage pod on-site, allowing the sellers to remain in the home without living around boxes. We then coordinated staging, landscaping, and touch-up paint to make the property feel brighter, more open, and ready for market.

Pricing the Home to Drive Competition

+

We analyzed five years of neighborhood sales, nearby comparable properties, and current buyer activity in the Mountain View real estate market.

The home was listed at $3,898,000 to attract buyers searching around the $4M price point and create room for competition.

The pricing strategy was designed to generate buyer activity and leverage rather than simply predict the final sale price.

Maximizing Exposure Before Offer Day

+

Once the home was ready, we launched a multi-channel campaign to reach buyers before and during the MLS launch.

The campaign included:

  • 10,000 mailers to nearby homeowners
  • YouTube, Meta, and Instagram advertising
  • Coldwell Banker Global Luxury distribution
  • Coming Soon exposure on Redfin
  • MLS launch
  • Agent previews
  • Open houses
  • YouTube listing video
  • Social media reel

Before the home officially launched on the MLS, five agents had already called about potential early offers. By the end of the open-house weekend, 105 people had toured the property.

The Result: 14 Offers and $832,000 Over Asking

Six days after launch, the sellers received 14 offers.

We ran multiple rounds of negotiation, giving serious buyers the opportunity to improve their price and terms before the sellers made a final decision.

The home sold for $4,730,000, or $832,000 over asking. We also negotiated a 21-day close plus 21 days of free rent back, giving the sellers additional time to pack and transition without rushing out of the home.

From beginning to end the Meunier brothers and their team were the utmost professionals, working with our specific needs and limitations. Andy was extremely responsive, accommodating, and diligent in his follow up. Their team did an amazing job at getting the house prepped for showing, which ultimately resulted in 14 offers, the best of which far exceeded our expectations. I would highly recommend the Meunier Brothers - they are simply THE BEST.
